Mortgage / Early Repayment

See how extra repayments change your interest cost and time to repay.

Your loan and repayment plan

Starting values are illustrative, not a current bank offer. All amounts are in RM.

For an existing loan, use the current outstanding principal. For a new loan, exclude the down payment.

Held constant for this estimate. Enter your rate, not a bank reference rate.

Enter whole years, from 0 to 50.

Enter 0 to 11 months. Total term must be 1 to 600 months.

Optional. Starts with month 1 and reduces principal after the regular payment.

Optional. Applied after the regular payment and monthly extra.

Month 1 is the first modeled payment. Used only when a lump sum is entered.

Your repayment comparison

Estimated interest savedRM {{mortgage.comparison.interestSavedCents / 100 | number:2}}
Time saved{{mortgage.duration(mortgage.comparison.monthsSaved)}}

Estimate using a constant interest rate and monthly interest calculation. Extra payments are assumed to reduce principal while the regular installment stays unchanged. Your bank's payment rules, rounding, rate changes, and fees may change the result.

For an existing loan, the regular installment below is estimated from your balance, rate, and remaining term. It may differ from your contractual installment.

RM {{mortgage.comparison.custom.lumpSumUnusedCents / 100 | number:2}} of your planned lump sum is not needed: the loan is already paid off, or needs only part of that payment.

Monthly outlay excludes the one-time lump sum. Total paid includes all principal and interest actually paid, including extras. The final payment is capped or adjusted for rounding.

What if you paid a little more each month?

Preset scenarios use monthly extras only. Your plan includes your lump sum when entered.

How this estimate works

Interest is charged monthly on the opening balance, then the regular payment, monthly extra, and lump sum are applied in that order. Extra payments reduce interest from the following month. Each month's interest is rounded to the nearest sen; the regular installment rounds up to a sen. The final regular payment clears any rounding residual.

This estimates a fully disbursed conventional amortizing loan. It excludes changing rates, daily interest, fees, insurance, penalties, offset accounts, redraws, progressive disbursement, and Islamic financing product rules. Check your bank's terms before arranging an extra repayment.
